The market is not identical in every neighborhood or price range, so the most useful question is not whether Appleton is a buyer's or seller's market. The Wisconsin REALTORS Association reported that statewide existing-home sales increased 8.1% in July 2026 compared with July 2025. The statewide median price reached $360,000, up 6.8% year over year. Those figures show that Wisconsin demand remained active even while affordability continued to shape buyer decisions.
For Appleton, Movoto's July 2026 market page reported a median sold price of $364,900, 393 reported sales, and an average of 41 days on market. Realtor.com's Outagamie County market page listed a July median asking price of $379,900 and described the county as a seller's market in August, with homes selling for approximately the asking price on average. These sources measure different things, so the numbers should not be treated as interchangeable. One describes sold activity, while the other tracks asking-price and market conditions.
Freddie Mac reported that the national average 30-year fixed mortgage rate was 6.66% on August 27, 2026. That was nearly unchanged from the prior week. A national average is not a quote for a particular borrower, but it helps explain why payment strategy remains just as important as purchase price.

Broad averages can establish context, but a property-level analysis is what turns those averages into a decision.
